Lower Fort Garry Estates offers the following underground services including: low-pressure sewer, hydro, gas, Bell MTS, and Shaw.

A Low Pressure Sewer Systems moves wastewater from your home to the regional wastewater treatment facility. Unlike a gravity connection, it uses a septic tank and a small pump located at each house to move wastewater through the transmission system.

You need to start construction on your home within 18 months of purchasing the lot, and once you start you have 1 year to finish your home.

Your builder would have to be approved by the developer and follow the Architectural guidelines for Phase 4.

The main purpose of the Architectural Guideline is to ensure a beautiful neighbourhood. Since the guideline cannot cover every architectural style, the developer can approve a non-confirming plan, so long as it meets their general requirements for a beautiful plan.
